A broker in your corner

I am Kristi Tyacke, an independent mortgage broker serving all of Saskatchewan. I work for you, not the bank, and I will walk you through every option so you can choose with confidence.

Bank or Broker? Why Working With an Independent Mortgage Professional Pays Off

More choice, better advice and someone who works for you.

The quick version

  • A bank can only offer its own products. A broker compares many lenders for you.

  • The best mortgage is not always the lowest rate. It is the one that costs you the least overall.

  • One application, many options. No going bank to bank.

  • A broker works for you, not for a lender.

  • In most cases, my services cost you nothing. The lender pays my fee.

If you only read one line: working with an independent mortgage professional gives you more options, saves you time and can save you money. Book a call and I will show you.

1. The lowest rate is not always the best deal

Mortgages are not created equal. The real cost of a mortgage depends on much more than the rate:

  • Penalties if you need to break your mortgage early

  • Term length and whether it fits your life plans

  • Fixed or variable

  • Prepayment privileges to pay it off faster

  • Portability if you move

Sometimes a slightly higher rate saves you thousands because it comes with a fair penalty or more flexibility. I walk through the fine print with you, so you choose the mortgage that costs you the least over time.

2. Save time and stress

Every lender has its own guidelines, and keeping track of them is a full-time job. That is my job.

You fill out one application. I compare it against the guidelines of many lenders, including big banks, credit unions and monoline lenders, and bring you the best fit. No running from bank to bank, and no multiple credit checks.

3. I work for you

A bank's mortgage specialist works for the bank. Their job is to offer that bank's products.

As an independent mortgage professional, I am licensed in Saskatchewan to work on your behalf. My goal is to find the mortgage that fits your life, not to sell a particular lender's product.

How am I paid? For most residential mortgages, the lender pays me a finder's fee when your mortgage funds. You do not pay me, and I am always upfront if a fee ever applies to your situation.

4. Advice for the long run

A mortgage is not a one-time transaction. I am here for your renewal, refinance, next purchase and every life change in between. Every client gets a written plan, and we review it together as your life changes.
