Thinking Outside the Box: When Your Mortgage Needs More Than a Checkbox

Big picture. Long game. Real strategy. This is where my financial background becomes your secret weapon.

Not every mortgage fits in a box, and neither do you

If you are a business owner, an incorporated professional or someone with unique income or financial goals, you have probably been told "no" by a bank at some point. Or maybe you were handed a basic mortgage that did not reflect the complexity of your life.

That is where I come in.

With 25+ years in the financial services industry, including my time as a wealth advisor and insurance planner, I bring more than a mortgage lens. I bring a financial strategy mindset, and that changes everything.

This is for you if...

  • You are self-employed or own a corporation

  • You want your real estate to fit your overall wealth plan

  • You are looking at tax-efficient strategies, like a tax-deductible debt plan

  • You want a mortgage broker who works directly with your financial planner, accountant or lawyer

  • You have been told your situation is "complicated" or "outside policy"

  • You want to use your investments wisely, protect your cash flow or reduce taxable events

The Kristi difference: strategy first, always

This is not about throwing lender products at you and hoping one sticks. It is about slowing down and asking the right questions:

  • How does this mortgage affect your long-term cash flow?

  • Can we use your equity without disrupting your investments?

  • Should this be in your personal name or your corporation?

  • What are the tax implications, and is your accountant on board?

  • Are you planning for a future move, business expansion or family change?

Most brokers do not ask these questions. I do, because they matter.

Real-life example: a tax-deductible wealth strategy

Clients of mine had non-registered investments they could have used to buy a new home outright, but doing so would have triggered capital gains and disrupted their investment growth.

So we structured a refinance using a tax-deductible debt strategy, with input from their accountant and financial planner. They temporarily drew down their investments, closed the purchase, and then I arranged a refinance to return the capital. Because the borrowed funds were used to buy an investment, the interest became tax-deductible.

This is not for everyone, but for the right clients it is a game changer. (And yes, we always bring the professionals into the conversation.)

My process (collaborative + custom)

1. Book a call

We will talk about your real estate goals, and also your life, your business and your long game.

2. Gather the right team

I will work with your financial advisor, accountant or lawyer to make sure your mortgage fits your larger wealth strategy.

3. Build a smart, custom plan

We will explore creative strategies that go beyond the bank boxes, from equity take-outs to business income qualifying and complex ownership structures.

4. Execute smoothly

I manage the paperwork, timelines and approvals while keeping everyone in the loop. (I speak "financial advisor" fluently.)

5. Keep the relationship

This is not a one-and-done mortgage. I will be here as your life evolves, with check-ins and strategy tweaks when needed.

This is where strategy meets service. When you work with me, you are not just getting a mortgage. You are getting a financial partner who understands the full picture.
